Labs and R&D

On the ground floor of The Future Level are the labs and R&D spaces, which include two loading and unloading docks. These docks can optionally be expanded if needed.

The labs and R&D spaces are built with a concrete structure using a 7×7 m grid and have a maximum clear height of 5.1 meters between the beams and 4.6 meters below the structural beams. The height under the suspended ceiling is yet to be determined. This makes the floor highly flexible and adaptable to the needs of its users. The variable load capacity is 3,000 kg/m². The finish is robust, matching the functional requirements of the space.

Labs and R&D

Labs and R&D spaces are also located on the upper floor. These areas can be customized by the tenant(s) as a showroom, research facility, or small-scale production unit. They offer space for inspiration, innovation, and product development. This floor also features a concrete structure with a robust appearance. Large windows provide direct visual connection to the green embankment along the A50 motorway.

Thanks to the wide spans — based on a 7×7 m grid — and a maximum clear height of 5.1 meters between the structural beams and 4.8 meters beneath them, this floor offers a wide range of layout possibilities. The height under the suspended ceiling is yet to be determined. The variable load capacity is 1,000 kg/m².

 

The labs and R&D spaces are easily and quickly accessible via central stairwells from both the living level above and the ground floor.
